Advice Expats

As an expat you can buy a house in the Netherlands and get a mortgage

For entrepreneurs and freelancers the same rules apply. It does not need to be complicated for you to get a mortgage. Not even if you own a company which is based abroad.

 

However, there are two fixed requirements for distribution.

  • You get your salary in Euros
  • You are taxable in the Netherlands.

 

 

If you are an EU citizen, the application by nearly all banks will be equally treated as for a regular Dutchman.
If you are an non-EU national, it can be somewhat complicated. Tell us where you come from and we’ll tell you what your options are.

Tax benefits for expats

As an expat it may be that you qualify, for example, the 30% ruling. Your employer can apply for this arrangement to the tax authorities if you have exceptional qualities as an employee.
This means among other things that you do not have to pay taxes on the first 30% of your income, which can be interesting for the amount of your mortgage.

Mortgage types in the Netherlands

Because of government regulations, the choice in mortgage types has been greatly reduced in recent years.
If you are planning on buying for the first time, you will get an annuity mortgage. Your monthly costs will exist in the first years mainly of interest and a small portion redemption.
In due time it will be the other way around.

When you have a linear mortgage your redemption stays the same in time.
In the beginning of your term you will pay interest on your loan and your linear redeption.
In time you will pay less interest, because you have repaid a large portion of your mortgage.

NOTE: In the Netherlands the interest you pay on your mortgage is tax deductible.
As are the costs for your mortgage advisor.

How to apply for a mortgage

Step 1 The mortgage advisor
If you want to buy a house, you want to know what you can borrow and what it costs per month. Your mortgage advisor can advise

Step 2. The real-estate agent
Now that you know what your budget, it’s time to talk to the real-estate agent. He/she can help you to find your dreamhome.

Step 3. The purchase contract
Now you have reached agreement on the purchase price, it is time to sign the contract. After signing the contract, you have three days to change your mind.

Step 4. Closing your mortgage
This is an important step when purchasing a home. Finance and insurance are in fact non-current liabilities.

Step 5. The notary
When funding is round, the notary goes to work. The notary ensures that include the property will be placed in your name.
